What is your estimated budget on rehab? How many projects have you completed in the last 24 months?

Interest rate on ARM are always going to be higher, but your payment will always be lower. You can talk to 20 people and you will get the same answer from everyone if they are being upfront with you.

Tim,

You can refinance up to 80% LTV at 8.5% on a DSCR. If you go full doc the rate can be lower but you need to show 2 years of income where your debt to income ratio makes financial sense.
