Yes, a bankruptcy will have a negative impact on their credit score, but they still might meet a minimum score.  I wouldn't exclude a potential tenant due to a bankruptcy in their past.....as long as it is not an ongoing chapter 13.

I have re-plumbed 4 buildings completely with PEX so far and have had 1 defective shutoff valve leak.  The first one was done 4 years ago and it is holding up with no issues.  I love this stuff...much easier than copper.  I will definitely continue to use and recommend it.

they can also reline the sewer pipe so they wouldnt have to bust up the floor, making it a quicker job.  Ive heard it can be cheaper, but i just had one replace to the street and it ended up cheaper to excavate and replace.  Wouldnt hurt to get a couple quotes.

Follow-up with the closing company.  Ask them for documentation that they paid it so you can show to the water company.  

I had one where it was missed on the hud-1 and the closing company took care of it.

I had a similar problem....took a bit to figure out they were turning it off when they left for work. As others have stated, make sure they are leaving the thermostat at a comfortable temp.

call the bldg dept in your municipality.  The requirements are different depending on where you are.

i was quoted 2500 to add on central air for a 1100 to 1200 sq ft house from Beam in pitcairn.  Im not sure what efficiency or size unit that was for.

Hi Jason

Why not meet some other local investors that will view things in the same way you will? That might give you a better idea of what works/doesnt work for your particular stretegy. You can meet alot of people at your local REIA group.

hey Emilio....dont cash the check, go to the magistrate for your area and file for eviction.  In PA without a lease you have a month to month so accepting payment might extend the previous agreement.  

As far as cost, it is based on the amount you are claiming as damages.  Figure 100 to 200 to file if you do on your own and then more if you need to file for possession (i have never needed to do that yet).  The form at the magistrates office shows the filing fees.  

Not sure what an attorney charges, but im sure a quick phone call would give you a good estimate. 

A basic eviction its pretty straightforward.

@Anthony Harris check out Pittsburgh REIA or ACRE, the 2 big REIA groups around Pittsburgh. You can meet lots of rehabbers and wholesalers there.

You can find deals all over the city., yu just have to decide what you are looking for in a deal and the neighbourhoods you want to be in.
