@Rob Padilla Whew, so much in your post that I relate to and agree with, I couldn't quote it all. F2F definitely led me to BP as well. Thanks for sharing your story, doesn't sound like a n00b sob story at all. Great post.

Definitely get your CPA or lawyer's advice. LLCs are a state entity and they all have different rules to some degree. Although I didn't listen close enough to give you the exacts here but when I asked this question to my CPA (who set up my LLC in TX) his answer was basically, "it really doesn't matter because in Texas because the state government ." Basically he was saying that since we were married it doesn't matter if she was on the paperwork or not, the state recognized her involvement either way. Don't know if that impression is correct or would apply to you.

@Grant Glover I am probably as close as I can be without a McKinney zip code. I live in the Eldorado & Custer area which is basically spitting distance to McKinney. On the Jeep topic, I went out to Bridgeport OHV Park a couple times but that is all. (OK, every time we get a good rain and like to throw some mud in the new developments in the area)

@Grant Kemp thanks for the tips. I think I have run across both of those names and once I figure out the functional difference between following someone and adding them as a colleague, I will start making those choices.

@James Vermillion Oh man I left AD at the end of 1996, you are making me feel old. Malmstrom AFB and RAF Mildenhall were my primary duty assignments but in my friend, I has a lot of TDA. (Security Police - just like 50% of the entering force during that Desert Storm period, regardless of ASVAB scores)

@Harry M. When I run into something tough or uncomfortable that I do not want to do, I just think of my kids and it gets a little easier. Gotta keep the motivating subjects out in front of me. On a side note, I can't get enough of that whole Watter's Creek area ... pretty cool.

Hey @Wes Brumit ... although I ultimately agree with the others here that say "dont waste your breath" and that the agent friend just doesn't know what they are talking about in this regard, I ran across this info that I thought would be helpful:

"The double escrow or "flip" occurs when a party lines up a buyer for property willing to pay more than the amount for which the Escrowee is able to purchase it. The escrows are conducted separately but in rapid succession, with the Escrowee desiring that neither the initial seller nor ultimate buyer know of the other transaction. "As long as the Escrowee buyer-seller is not an agent of one of the parties, and as long as there is no other misrepresentation, the use of the 'double escrow' is a legitimate transaction." Miller & Starr, Current Law of California Real Estate, § 12:83 at 395 (1977)."

Hey BP gang, great community you have here. So much to read and learn.

Where to start? Born and bred in north-central Ohio - after graduating high school and serving in the USAF during Desert Storm in the early 90's, I jumped on the IT bandwagon where I've been employed for the last 20 years. Married for 10 years, I've got 8, 6 and 4 year olds at home. After taking the summer off to host family from the UK, I've been thinking a lot about the time I spend with my kids and where I am focusing my time. (aka the summer off spoiled me - big time)

My primary goal is to earn a living while allowing myself a more flexible work schedule. Replacing my IT income to some degree is a tall order but that is my goal; I will obviously continue my IT work until it is clear that I am on a path that works. I'm looking to start with residential wholesale to start but as I learn more I will move to fix-and-flip and buy-and-hold investments. I have friends in corp real estate so I will have to see how I can leverage those friendships one day.

While listening to REI podcasts I heard mention of BP; later I googled a term and bumped into a BP forum thread so I figured I would sign up. What a resource!

What now? Short term goals:

- more podcasts, more reading BP, more learning
- settle on buy side/sell side domain names, set up forms to collect info
- find and attend local REI / BP meetings
- identify resources: title agent, partner realtor
- decide on marketing strategies and implement

If I am not fishing for opportunities full bore in two weeks, I'll be disappointed.
