I was a beginner when I bought my first condo to live in 2011, and my first investment property in Dec 2013. Don't fall for dreams of "cash flow".

There is a reason Hawaii is expensive. More expensive = more desirable.

I have cash out refi'd six figures in equity on each property which had a $30-40K DP on.

If you don't have appreciation, you won't have rent growth.

When I bought my first investment property in 2013.. these same threads of worrying about a recession started popping up. Now, after lots of amazing life experiences, lessons learned, and a modest 7 figures or so of equity / profit net has been created, I'm still seeing the same threads. Coincidence?

What I would do is Google 'Mililani real estate attorney' and call a few to get their rates. If for some reason you're having trouble locating a RE attorney there I would advise calling the local district magistrate and asking the secretary if he/she can name a few local RE attorneys who tend to handle evictions. 

The latter may be a better idea as I know a handful of RE attorneys who rarely handle evictions and of course you want one who has more experience/knows eviction law. 

 I found one website that is a firm on Oahu which does evictions. Filled out their quick online form. They aren't in Mililani specifically.

Hopefully will be in touch with them next week. If this is going to cost thousands of dollars, I might as well wait for my mentor/old time Hawaii landlord to be back on island end of October? Might be cheaper I guess.

Thanks for the concern. I've successful self managed many properties in Hawaii from a long distance for many years. I have some help on the ground when needed for showings etc.

An eviction will be the same (hassle/annoying) no matter if you are in Hawaii or not since presumably (definitely) not going to be doing it myself...

Hi Jay, I haven't googled yet. Good idea though.

Going to post the 5 day eviction notice then will try looking for one. I've slowly lost my patience and hustle to manage rentals even though it's not been that bad in Hawaii, until recently.

I have a tenant in Mililani, Oahu, Hawaii that I need help evicting. They have been late on rent every single month of 2019, paying in installments sometimes, and 4 times payed by their church. They seldom respond to communications.

Today, I will be sending out the 5 day Pay or Quit notice. Law allows me to send this as early as the 2nd of the month, but I am waiting until the 5th. I have a bad feeling they won't be paying at all this month because this is the first time I haven't got a reply by the 5th of the month.

I will pay $500 to get them evicted. If you can help or know someone that can, PLEASE let me know. I am unable to be on island until wintertime which is why I need someone's services.
