I have several tenants that moved and left damages, past due rent, etc. I mailed disposition letters and with no response, it’s time to collect on what’s owed. What is the process for this in Oklahoma? I have not done one, I have some that are just past due rents owed, and some that are a lot of damages. Any attorney recommendations for Oklahoma/Cleveland County?

- secondary question- can you collect anything from someone on SSI and retired or are they judgement proof?

I should have clarified, it’s not me who has “trained” these tenants that they can maneuver their way around paying on time. We switched management back in April and it’s like teaching an old dog new tricks. We don’t operate how the past management did and we do not have the same payment arrangement options and everything they offered, so it’s a lot of re-training these people to understand how it’s going to work with us.

Is it legal to charge a basic late fee and a daily late fee after so many days in Oklahoma?

For example, our grace period is until the 5th, then we charge a $50 fee. If someone still isn’t paid at the 10th could we start charging a per day late fee?

How would you go about doing that if it’s not at lease renewal? Or could you not change it until lease renewal time?

I am looking for discussion regarding Oklahoma Landlord/Tenant laws. I’ve read the act many times and I understand the basics, however there is a lot of language I don’t understand being new to the business. I’m looking for any and all input and tips you have if you’re from the state or you know the state law!

We use AppFolio property management systems and it is amazing. My tenants can pay online, submit maintenance requests online, and communicate with me via online portal. There is an app for tenants along with owners, management, and vendors. You can manage every aspect of your business from the program and it is easy! I absolutely love it.

Earlier this year we took management of our properties back, so we are now self owned and operated. We have found that many tenants do not take the late fees or notices seriously, many want a payment arrangement each month, and then even miss the arrangement. Now, yes we have evicted some of these people, but almost a year into it we still have 10% or so that are always late and slow roll you all month. Obviously you can not evict 10% of your tenants in a month, so what are some options or suggestions for how to handle these people? Most of them have been with us for ever and many of them are fantastic tenants except for when it comes to taking their payments seriously. Many have formed friendships with myself or the owner and think that they can get special treatment and all. Any tips would be great!

I’ve heard it done both ways.... do you recommend showing property to anyone that calls or do you require an application first? I find that I waste a lot of time meeting people that don’t show up or that aren’t serious, but I’m not sure people will want to apply without physically viewing the property.

Suggestions?

Hello everyone! I manage over 100 properties in Oklahoma City, something I consistently struggle with is finding a good and efficient cleaner! So many are either very pricy (in my opinion) or they don’t grasp the needs of a make ready/show ready cleaning... its very different from cleaning an occupied home.

Suggestions on cleaners or cleaning companies in the metro area?

I need someone I can trust, that is fast, precise, and can follow directions!

Also, do you all struggle with the same issue?
