Congratulations on your purchase! Everyone has great advice here! I currently have my first guests in my first STR right now. I have taken several of these folks suggestions through reading through many many of these forum posts.

A quick suggestion on automating your cleaning staff communication.  My house keeper prefers communication through TurnoverBnB.  I created an account and synced my Airbnb & Vrbo calendars to it and it automatically sends her new reservations and creates a real time turnover schedule. And the best part, it's completely free if you have your own house keeper!  I think you can even pay through them, but my house keeper prefers to receive payment through Venmo.

@Julie McCoy Thanks for mentioning Ogle Furniture! Super cool store. I went by there Saturday and was amazed at everything they had! I’m going to order a pullout sectional from them for a pretty good price.

Does anyone have any recommendations on a place to purchase poly rocking chairs at a good price? I went by timber valley and loved their gliders, but I’m not sure I can bring myself to pay $470 per chair! 😬

@Lauren Johnson hello! I’m currently under contract on my first cabin too! It’s so exciting!

I won’t have room for a home theater, so I’m going to put a nice big flat screen in the living room with a sound bar or speaker system and then add a nice comfy sectional. Maybe this could be an option for you to have the best of both worlds.

@Joshua Taylor I’m currently under contract on a 2 bed/2 bath cabin in Sevierville with @averycarl and received a quote from Proper Insurance for right at $2k for $219,000 replacement cost and $1M in liability.

My husband and I are currently in the process of buying a cabin in Sevierville, TN and are in the employment verification stage of the mortgage approval process. One of his employers has gone out of business and we are unable to contact anyone associated with the company. I’ve tried googling the company to find any phone number at all to contact, but they are all disconnected. Any advice on what to do here? The mortgage company says they haven’t encountered this issue, which is kind of odd to me. Any help will be greatly appreciated.

I have been obsessively reading through Bigger Pockets, making all the notes of useful information that I can. I think educating myself as best I can is easing the anxiety. Lol!

I ran across your cabin listing on one of the discussions and took a look at your listing. It’s ADORABLE! I want to come stay there! I’m originally from Cuero (about an hour south of La Grange) and have always loved that area! I’m going to share your listing with friends and family that enjoy going to round top to the antique fair! It would be a lovely place to have some wine after an exhausting day of shopping.

@Paul Sandhu Haha! Im from South Texas and have seen some pretty Wild West places myself! Thanks for the advice. I think I’ll start out with a doorbell cam and only add security cameras if it looks like I may need them. The property is gated and off of the road, so I’m hoping that will deter any uninvited guests.
