Question to the group. Is this a meeting to discuss real estate in Wilmington or a meet and greet. I know the last time the meeting was at the waterfront but how can you truly discuss anything unless your in an area that's less noisy. Jeffrey Giffin we had private discussions about the city I've shared listings for months and I think he's like most trying to be safe at what you purchase. Also who has experience? You need someone that has purchased to provide feedback. A lot of the investor I know I haven't seen in the group. I'll share something I have a 6 unit property that generates $50k a year. Who has cash to purchase?

If your comfortable with adding $1032 you should do it. I have a question did you write it and offer on your own? Or did you have a realtor submit?

That question is better answer by the attorney handling the estate. It could be money available to payoff the mortgage or an insurance policy.

Tyler Sample that's great to start off at 21. Like others said I would recommend a duplex or triplex. You could hire a property management company to collect the rent and manage tenant request.

Johanna Anderson I'm an agent with BHHS in Delaware there's no shortage of training between classroom, continued education which is free, webinars, On demand training is all around. It's no problem but like someone else mentioned you want to meet with the broker and maybe ask to speak with some of the agents currently working in the office. What part of Maryland are you in? I know some of the offices in the state.

That's a good question. I would not use Zillow or Trulia - first you need to know who created the background is key. The owner of Zillow/trulia doesn't have a background in Real Estate. Accuracy is highly important. It's plenty of inaccurate information on these sites. It's homes on the site that says its for sale which are not. It says a home sold and it did not. Reason being when I realtor does anything paperwork is signed by the owner and recorded in most states this is a law. So before anything goes up on realtor that paperwork is verified. Hence the accuracy. What you should do is partner with a realtor. They have access to the data accurate data. It's normally free. Realtor.com will reflect what properties are currently being listed for now. It's updated every 15 minutes.
