Need some advice here please. Property purchased via "Subject To" and a wrap mortgage for the loan balance. Found out property is much worse off than lead on to believe. Spoke with previous owner who is willing to take the deed back. What is the best way to handle the mortgage to avoid a tax liability? I know mortgage forgiveness would be bad for this. Is a mortgage satisfaction the right way to go?

Ok if this is in the wrong section please feel free to move it mods. I apologize in advance.
For someone who has never done a flip/rehab before is this the right resource http://get.biggerpockets.com/flippingbook/ ? I will freely admit I have zero skills in repair and frankly anything I touch should be condemned. I'm great with logic (IT here) but terrible in the physical world of mechanics/repair. Would this book cover enough for me to actually get it done and hire contractors to do the whole thing? I have zero interest because of the above of touching any tools. Would love to do the whole BRRR strategy but I want some advice of people who have done it.
Could I be a successful landlord if I outsourced all the repairs to competent people?
Please dont hesitate to roast me honest feedback is greatly appreciated.
