I have been a section 8 provider in Detroit for the last 15 years and like to pass the torch. If someone likes to learn and participate in section 8 program in Detroit, please contact me. I am not a " Guru " just like to share the info whatever I have learned.

@Heather Schmidtknecht IMHO, find a seasoned partner/mentor who is already doing what you would like to do and JV with them. That will cut the learning curve many folds.

Join a REIA or meetup group in the area. Videos and books will provide the basic knowledge. Find a wholesaler in the area who is willing to teach so you can learn hands on and avoid costly mistakes.

As @Steve Vaughan said   " No land contracts or CFDs. You won't own anything until you pay him off. Get a mortgage/deed of trust either way " may make the seller more comfortable and in control.

I second to @Jeff Greenberg's advice. You need three things for real estate or for any business; time, knowledge and money but you must have any combination of two to succeed. And of course passion and dedication is a must.

2006 being peak of the housing boom the price should be 1/3 now. If it is a nice area that is a good price but definitely get legal help. Good luck.
