True, but I guess I would put them under the same umbrella - they perform the same act: they insure the workings of certain aspects as it pertains to their claims policy; they come about it from a different approach but the business model is quite similar, would you not agree?

I know they are basically 'all the same' but I'm wondering if anyone has ever had a 'good' experience with a warranty company?

I just had an issue where we put in a claim because we had to fix the components of an electric water heater (elements, thermostats and breaker) - and the warranty company refused to cover the costs for the thermostats and breaker because they were deemed "consequential" issues resulting from a faulty element. Isn't that why they exist - for consequential issues??

It's amazing to me what these companies will do in order to deny a claim. I'm just wondering if any insurance company will actually cover people the way that we expect to be covered by them... :(

Thanks Sloane - I just reached out - would be happy to discuss more on the phone - but I'm excited about what lies in store for this year!

So, it's 2024... what are your plans this year to get things going to the next level? (and, how are you going to do achieve those goals?)

Here's to a great year for everyone out there!

I use P3 accounting out of OKC. They're really well versed in real estate accounting and bookkeeping both.

 Thanks for the Rec!!

@Noah Bacon - thanks; I had seen that section but I can't seem to figure out how to find a CPA in the state/area I'm looking for - there doesn't appear to be a search/filter function. if you can help me in that regard that would be great but I wasn't about to contact all of them to see which states they are working in...

@Evan Rosenblum did you consider reaching out to tax professionals commenting in this tax forum? There are 20+ real estate tax pros commenting here. You just need to reach out to someone commenting on something relevant to your tax situation. I don't think location particularly matters provided they have a strong background in real estate and tools that make it easy to collaborate remotely.

 Super helpful - thank you.
