Your agent should have definitely explained all this to you and more. Sounds like you may be working with the wrong agent in my opinion. Like everyone else said, its pretty normal to not bug tenants until an offer is accepted. Also, should have some sort of due diligence period to get inspections and your interior visual inspection done as well. If the property is not to your liking it's common to back out and receive your EMD back within due diligence.

Your agent should have definitely explained all of this to you from day 1 if not before you even started.

I agree with Christopher Brainard. Be careful with these type of properties out here. On paper numbers can look great, and in reality it can be a different story.

That is crazy in my opinion that your agent is giving you advice that you can "get around" capital gains.  He may be just looking out for his own wallet. Wouldn't be the first time an agent gave bad advice to get a sale.

It is pretty common for listing agents to ask for a copy of the inspection report so they can see the reasons why you didn't wish to move forward. Not sure why you are concerned regarding EMD if you are within due diligence period.

If you are unsure if your EMD is coming back it sounds like you may be working with the wrong agent in my opinion.

As @Russell Brazil pointed out, Redfin agents are not the best agents and that is usually because they are paid salary. Regardless if your home sells or not they are receiving a very low salary. At least here in Las Vegas. A partner agent of Redfin is a different story.  

Redfin has been changing their models around a lot lately including they used to rebate the customer 15% of agents commission back at closing and decided to do away with that. This was for partner agents. This leads me to believe they are struggling and trying to find a model that works.  

I have noticed they have become less customer oriented and more how can we put more money in our pockets oriented.
