Use being licensed to your advantage. You get to use that commission however you like whether its toward the purchase price or to cover your closing costs. Who cares what others think about lowball offers. As for a reflection of your entire brokerage, that sounds a little strange to me.
Saving 3% off the top is a huge savings let alone if you get their price down considerably as well.

This year was great for me sales wise! I cant complain 1 bit. I only hope it continues out through 2016 as well to be as great if not greater!

I agree with Robert Adams.. I am not sure where their are vacant rentals for 200+ days. In some of the most popular areas would be lucky if they were up for 2-3 weeks for rent. Rentals move very quick from what I am seeing.

When someones goes through a listing agent to try and get a "good deal" blows my mind. I don't understand that thought process and how people think the agent will represent themselves as the buyer the best. Obviously he is looking out for his seller and his commission.
I see it happen so much and to this day I am mind boggled on that thought process. Get your own representation who will work for you and not the seller.

I think a lot of agents miss the point of customer service. They are in it for the short term money such as what they can get immediately. Which is why they wont take the hit on a transaction fee. As Robert Adams pointed out same amount of work on 100k condo as 300k home. What the agents are missing is if you treat that 100k client as a 300k client the long term reward is so much greater than charging him a $400 or $500 transaction fee. Because when he absolutely loves the job you did for him and refers all his friends and family that turns from 1 small paycheck or 3 or 4.
Personally if I was a home buyer and found out because I didn't qualify as high as the next guy I get charged additional fees? If I am struggling with money in the first place and can only afford a 100k condo why charge me more?? Makes no sense.
I treat everyone the same as this is a marathon and not a race. If I make $1,200 off a deal no biggie. I am busy enough in the pipeline where it does not make or break me at all when your closing 4-7 escrows a month.

Those short sales "Negotiation" fees are the biggest joke. Such a scam! My team as well does them for free.

I have seen lots of agents in Vegas charge these obnoxious fees. I personally do not as I feel that is extremely unprofessional. If you want referrals do not charge your buyers obnoxious fees. The fees we pay to brokers is just the cost of doing business.

Servepro and similar companies are incredibly expensive. I had a jaw-dropping quote from one of those companies when we had a flood situation.
Get out your insurance policy and read it. That's the booklet printed on thin paper you received from your insurance company. That will tell you whether you're covered or not.
By adding this wording to your lease what if the tenants just wanted out? They could purposefully make it inhabitable by damaging something to cause a flood or something similar. I feel this would be an easy exit strategy for tenants to break a lease without penalty. Correct me if I am wrong?
