 Yes I am open to Raleigh too as I am new to NC and would like to look around preferably good neighborhood minimum B type either MFH, commercial building with good cash-flow and appreciation. I lived in neighboring town of Poughkeepsie called Town of Lloyd - Highland, NY 12528 for more than 19 years its a nice and safe neighborhood with good school district, worlds largest walk-way over Hudson river, lots of trails, golf, biking, scenic drives with good hospitals in 5 miles radius namely: Nuvance Health Vassar Brothers Medical Center, MidHudson Regional Hospital, Saint Francis Medical, Health Quest Home Care and others...The latest addition which is getting constructed is The Village in Highland, NY - Assisted living facility. If you find MFU around Highland, NY or Poughkeepsie area it would be a good start for house-hacking and mid-term rentals for traveling nurses. There is also Metro North train station in Poughkeepsie to Grand Central NYC.

I am currently looking for MFU 2-4 unit preferably side by side unit for house hacking and I am also planning to get a bigger MFU / Apartment units 5 - 30 units with my 1031 exchange.

I guess you are planning to avoid capital gains taxes...Here are things to consider:

1. How did you structure the deal is it a primary residence or investment property ?

2. How do you file your taxes single / joint?

There are some rules best to consult an investor friendly CPA or tax advisor but here are few ways you can avoid capital gains...

You can sell your primary residence and avoid paying capital gains taxes on the first $250,000 of your profits if your tax-filing status is single, and up to $500,000 if married and filing jointly. The exemption is only available once every two years.

You can avoid capital gains tax by buying another house and using the 121 home sale exclusion.

 In addition, the 1031 like-kind exchange allows investors to defer taxes.

Hey Friends,

I am Raj from NY and looking to relocate to Charlotte, NC and nearby area within 1-3 months. I am an investor & property manager for last 13 years and have MFU in NY and CT and planning to do 1031 on my investment property and would like to look at any opportunities, off-market, on-market properties in good neighborhood with good cash-flow, appreciation, new or existing properties. I am also looking for some local investor friendly lenders specifically with good terms on portfolio and DSCR loans.

Here are things to analyze:

1. Property Taxes usually some smaller town and villages have multiple taxes and also School Taxes 

2. Research the location and rental market, Median Income level 

3. Consider Debt to rent payment, CapEx and rent-loss.

Mostly, studios has less demand, compared to 1BR, 2BR apartments.
