How would this work? I found a similar situation with an elderly gentleman, but he has a lien on his house. He wants to retire. Trying to figure out how to potentially make this work without putting myself at a huge risk.

I know this is an old thread, but what if it isn't related to foreclosure? If you just buy a property from someone for what they owe (not market value) and then lease it back to them at discount?

Don't worry about that. Look for deals that fit your budget, criteria, and risk tolerance, and I'd say add a little more reserves for good measure. You cannot control nor time the market, so don't worry about it =)

Hi @Gabriel Almendariz. That is how I started, I agree, Cali was too expensive for investing unless you could go back to 2011 with buckets of cash ( some of us were too young for that haha!)
I looked at the following categories/ criteria-
1) property type
2) diverse local economics
3) landlord friendly policies
4) affordability (rent vs avg income)
5) population growth trends
6) would I want to visit there? (this is my biggest one - if you don't want to visit, why invest there).
Just some criteria to get your list going and understand your focus. PM comes later, once you narrow down you search. They are useful in providing insights, even connecting you with good brokers, contractors, etc. They also know other investors, therefore, will know if a property might be available for sale =)

My investing areas are mathematically silly as well. We are watching and monitoring, even in our own backyard. You never know if the next deal might be the neighbor!
No deal is better than a bad one... be patient and things will work themselves out (excess cash is NOT a bad thing) =)

This is ridiculous. Eventually the moratorium will run out and then what? Extend again? Foreclosure protection for landlords? What’s the end game because none of these options actually solve problems.
