I'm going to have to just disagree with your sentiment which is not something I typically do on here. We did spend above average amount of time at a house on N Edgemont Dr NW due to a tree hitting the house. I have gotten to know a lot of the neighbors. My family would  feel safe and comfortable living there.

One thing I have noticed, is there tends to be more police activity in the areas where the houses have much smaller lots and are a lot closer together. I'm not a statistician, but it does make my mind wander to the possible reasons why? I really do enjoy doing my own research and also listening to others, even when I disagree. 

One thing we can all agree on is the Huntsville area is booming. Things are changing. Old data is just that, old.

How are you searching the taxmap?

Peter, When you go to the Madison County DREAMS Tax map, enter Conrex and/or Rex (I assume same group) for the "Owner's Last Name." X out the corner that shows the pages of addresses. After you do that, the map will show. Sometimes I have to zoom out and in for a second before it shows up. You should get something that looks like this....

I have 2 in the 35811 N of 565/72. I think it's pretty great compared to other areas of affordable housing. And I think it's only getting better. I've noticed a lot of our houses are close to a major investor in our area- Conrex. If you search the tax map you can locate a map of the houses they own, you can see a pattern. Those are the areas we invest in as well. They just have a ton of more houses than we do! 

Huntsville does not have a crime map like other major cities. I wish we did.

I know a lot of people balk at Zillow's Zestimates but our properties are pretty accurate. It is showing about 100 less for our 35757 houses right now. The others are pretty accurate. I have saved searches where I draw a circle around the rental areas and watch the new rental listings. Feel free to PM me the address and I can give an opinion 😁.

I'd estimate rent 875 to 925 depending on condition, even lower if not updated at all.

It is correctly priced at starting amount. I wouldn't go any higher.

I don't see how new ductwork would solve a mold situation. HVAC maybe... I don't have any experience with mold being caused by a crawlspace but if that is a problem, all you need is a sump pump and problem solved. I'd run a dehumidifier for the tenants safety and comfort if the situation isn't too serious.
