Installed in entire house for about $2/sq ft
Mold proof, tear proof
Wood or tile look
I hate carpet and had water damage w laminate so I was looking for something else
Flooring is a constant headache in rentals, but this is the best I've found for now
I am, of course, always looking for something cheaper, easier to install, longer lasting, and better looking
If anybody has a better idea please share it

I have different rent amounts for all tenants, even if only by a dollar. This helps.
Tenants do and will make partial payments, so that is a problem. My attorney says that if you immediately refund the partial payment it does not stall the eviction process. So far I have gambled and just collected the rest.

One question I have is what about someone trying to set up an online bill pay using your check and routing number? How much can a criminal get before getting caught? This might be a good argument for moving money quickly to another account.

We have gone from carpet to laminate to now using Armstrong Stratamax floating vinyl.

If you could borrow 50k for 5 years at 8% simple interest with monthly payments or 50k and 9% compounded annual interest, with no payments until one lump sum at the end of 5 years, which option would you choose and why?

For those that have used an IRA custodian, do you have any recommendations?

Who is the best on service, price, reliability?

I would leave them alone. I can't see how you will recover your costs by increased rent or renting the unit faster. Unless you can clearly show an increased rent, faster turnaround, or increased safety, don't change them.

My list would include the items posted here, plus this one more. By far the biggest mistake I've made (and it's not close to any other mistake, and there are many) is this one:

NOT STARTING EARLIER IN MY LIFE!

Oh, if I could have, would have, should have bought and held a few properties a lot earlier.

As they say, better late than never.
