My advice is to start with a new floor, if you paint the tiles and it's not done perfectly, the paint will chip and you will have a bigger mess than what you started with. 

Remember, you want to make upgrades only once so spend the money and do it right from the beginning.

I prefer to buy and hold. Wholesaling will possibly make you some quick money, but can you sustainably build a business with that method. i like passive activities and that one is definitely not passive. You live and die by the deal. If you can't put a deal together, you don't eat!!!

On the other hand, when you own a property, if you you bought it right, it should throw off monthly cash flow and free you up to keep adding properties to your portfolio. 

No method is either wrong or right, it just depends on what your long term goals are for your business.

Henry, I got my start with a run down 4-plex. I renovated it and sold it to another investor for a solid profit as a turn-key building. I went straight from there into commercial, I currently own office property and am now moving into the multifamily and self storage markets. 

P.S. It really doesn't matter what you start with, as long as you start. Buy something small that you feel comfortable with and make some mistakes. Unfortunately, we have all made some mistakes and that is just part of learning. The key thing is to just get started......

Thanks Bryan, I'm currently own some office property and i am looking to expand into the multifamily and self storage sectors in the very near future. The office market is tightening a little bit so i am going to start transitioning into some other markets. 

I've done single family and some 4-plexes in the past when i first got started, but the payouts on commercial have changed my mind for the future.

Charles, in my opinion, cash flow always comes first in a property. You have to wait for appreciation and you can only benefit from it when you sell or refinance the property. You benefit from cash flow day one and if it is commercial property such as multifamily, it has a direct effect on the value of the property. Just my .02

Congrats Alicia, my advice for future deals is to build your buyer's list first and that way you are almost guaranteed to have a buyer waiting for your property because you have sourced exactly what they are looking for. Having this will take a lot of stress off of you and allow you to do more deals faster.
