@Kyler Venson The biggest local REI is TRIG. They have lots of great content and speakers on a monthly basis. Though there is a membership, the value you will receive will more than pay for it. @Allen Magtibay If you're only looking in VB, I would wait until the city has taken their final bribe money so we know what the new overlays and restrictions will be. Though none of them are passed ordinance, City Planning & Council are inconsistent in what they approve or not which is a risk I wouldn't take yet.

@James Balcomb Not really. I do own a property management company. Most of our tenants are renewing so the only properties we have available end up being new business. Even those are renting as fast as we put them on the market. Additionally, we have a long list of perspective tenants waiting for most of what we do have "coming".

Hi @Olga Kostrova

I'm commenting on Short Term Rental (Vacation Rental). The main thing is getting the Conditional Use Permit approved by City Planning and City Council as that seems to be the biggest hurdle. In that application, it will need the condo assn to sign off on it. At that point and in your condo docs, it would highlight the minimum lease term, if one. If there is no mention of the lease terms, we've always considered it to be any term. Fines for violations may not be listed in any docs but you may be able to call the Assn Management Company anonymously and get the answer. Side note, currently in VB, the ordinance is reading 1 dedicated and assigned parking space per bedroom, 3 night minimum stay, and 3 per bedroom. Planning and Council are strong arming people into agreeing what isn't passed ordinance to approve at 1 stay per week and 2 people per bedroom amongst other stuff. Let me know if you have any other questions or if I didn't answer you correctly.

I'm a long time investor in the area, a licensed Broker in VA, own a property management company as well as a resale division so always a source of information and direction. I encourage you to join some of the local real estate groups. TRIG is the largest on the Southside. Also, Hopportunity does some stuff as well. Best of luck!

It does take a little bit to recover from an office switch, but you're still new and don't have much to lose anyways. What you're working today is for work 3-6 months from now. In reality, the goal is to have business come to you vs chasing it; In my opinion, that doesn't happen until the 3 year mark.

@Steven Emilio I would do one of two things. Go with a company that has great training like KW and change offices a year later to a better commission split OR join a team and get fed leads until you get to the point that you are self generating. Your split with a team will be higher, but you also won't have to beat down doors to find buyers.
