commit and buy a house hack 2-4 unit. Only 5% down required. Have seller cover closing costs - even if you need to up your offer by 3-5K it'll reduce the amount needed at closing. I bought my first duplex for 164K and only brought 7500 to closing. The place broke even once I raised rents and now 2 years later after I've bought a few others I'm going backto renovate both units and my cashflow will be around 1K a month.

I would just call the agent. No need to waste anyone's time :) Takes 5 minutes to call listing agent and say hey I'm coming in at this price no inspection, as is...will you entertain this offer or is the seller very firm.

I've gotten offers 20% off list but that's because like @Jonathan Greene said they had been on the market over 90 days.

Keep your expectations low on this one lol not likely to work out but once again always worth calling the listing agent.

usually id say start investing! however with your income and debt your dti might be too high...talk with a lender and see what you can qualify for :)

columbus almost anywhere except A neighborhoods if you're working with a good agent who gets good deals!

Email them...I've never gone to a property of mien to introduce myself. If you want to get fancy throw a video in the email however I just introduce myself, highlight any changes such as where to pay rent and put a picture of myself in the email.

call the tax assessors office and chat with them on the best way to challenge an assessment :)

I'd say its important to dive deeper into a city beyond this stat. While I am happy my city columbus ohio is not on the list. I think there is probably great opportunity in many of the cities on the list based on job growth, employment base, and you jsut need to invest in safe neighborhoods with in those cities.

If you are going to house hack then i would suggest you move somewhere that you would like to live. Gather 5 places you would love to live then look at the markets for real estate and find a job there...unless buying cash you need a job for lendability...

Because school is so cheap for you i'd keep doing that. I would also look into buying a rental for you to live in and rent out to some of your friends. House hacking is a great way to get started and start to learn :)
