@Jennifer Fields You can always take another approach that I have used in my market. You can always move forward with purchasing homes in the community through direct mail, etc. and then wholesale it to a manufactured home dealer or manufactured home community owner. They will move the home out of the community in most cases so be prepared to have a tumultuous relationship with the park manager. However, one word of caution, always offer to sell the home back to the park owner before selling it to another park owner or dealer. This will create goodwill and show them that you're for real. Just make sure that you have an end buyer if they pass. I have played this game several times with park owners and when some have passed, I have always had an end buyer that pulls the home out of the community. Sometimes, I prefer this situation to happen because then the park manager and/or park owner will start taking me seriously and will begin working with me.

@Frank Rolfe - Nice to see you around BP. Long time no chat! @Jeremiah Belin can buy a used manufactured home from a wholesaler, but I have seen issues when retail buyers try to secure financing to purchase a manufactured home that was purged to the land if the manufactured home was moved more than once.

Contact a manufactured home dealer. You'll want to buy straight from the factory or a dealer. If you move the manufactured home from a park, you may run into issues selling it to a buyer that needs to qualify for financing if you ever decide to sell the manufactured home with land.

@Jennifer Fields - Do you have any manufactured home dealers in your area? I'm sure you do. I'm not sure how the laws work in Indiana regarding manufactured homes, but I have never needed to get park approved to purchase a manufactured home in a park. Honestly, it sounds like this park manager is too strict and would be more of a headache. However, you may be able to win her over if you take her out of the park and just have a "real" convo with her. Explain to her that you want to improve her community and plan to keep any homes to buy/rehab/sell in the community. I just would push not to sign a lease and tell her that, if you must, you'll pay month to month lot rent. Times are a changing though in the mobile home park industry. I used to get free lot rent and now, that's rare. I no longer buy manufactured homes in mobile home parks. Park owners are getting too greedy and I prefer to have all the control. I only buy manufactured homes with land. If you have any other questions, feel free to private message me.

Jennifer, you may want to consider taking out the manager for lunch or coffee to explain your process. I found that greasing the wheels goes a long way.

I would buy the manufactured home from a dealer or from the factory and then move it onto the lot. If you buy it from an individual, a future buyer may experience issues getting financing for the home if you ever decide to sell it.

In 2011, I paid $800 to have a manufactured home torn down (plus the dumpster fees).

@Mitchell Litam - Is it a modular, manufactured, or mobile home? They are built to very different standards.
