Put EVERYTHING in writing so there is no way one partner can change the vision of your investment.

In real estate you have to make a lot of decisions, if you don't take these into account when you create a partnership, it will go back.

You can also "wrap" the sub2 loans to make the payment do able. Ie. If the seller has a $1,300 payment and the property would only rent for $1200. You could do a wrap around mortgage with it stating that you are only due to pay $1,100. You'll want to make sure the seller has a viable job to continue taking the negative cash flow.

If the seller is behind on payments and you catch them up, you'll be helping them out. You should make sure you can make the payments.

I love Gotvmail.com.

Check them out... I've got the reasons I chose them over the over companies I've had. Do a search on my personal website for gotvmail. I wrote an article.

I got to sit down with Gary Boomershine of Sales Team Live, and discuss how he's tested marketing. He's an absolute genius marketer. He's tried everything... large yellow postcard pulled the best by far.

That's why people call me and say, why do I keep getting yellow letters and postcards from a whole bunch of people.

Do what's proven that works unless you've got money to blow.

Get as many books and download as many freebie audio as possible.

Bill Bronchick, David Finkle and Peter Conte are good starter authors. Jeffrey Taylor Mr Landlord (Get his cheap stuff) Property management

All of Dan Kennedy's No B.S. books are small easy reads, packed with information

Someday, with some deals under your belt graduate to Jack Miller and his posse

Don't close your mind to any type of deal structuring. Authors write only from their experience. I got caught in this trap, which stopped me from doing what I know now were lost lucrative deals. ie. An "expert" explained at a meeting the other night that sandwich leases were the worst deals you can do in this market. He went on to tell us why they were bad in many ways. It's not that he is wrong, he just does his own thing. Lease options are terrific in my opinion if they are set up correctly. Ask me how I know...

You are correct that they are for privacy not for protection. However, as noted above it takes man hours for a lawyer to find the trustee and beneficiary of a trust. The best part is that lawyers don't take cases on a contingency basis unless they can not only win, but more importantly collect.

In El Paso County, you can do a search on public records for a LLC. Pow, there are all the properties owned by that LLC. If you do a search for my company name, not a house to be found. Each trust has its own unique name.

Remember your tenants can search and find out how many properties you own. They can also, search the states database and find your LLC's and then cross reference them with your properties owned.

Land Trusts to me are A MUST! My own house is in a trust.

Bronchick's LT course is where I learned how to do them, Jack Miller's Land Trust seminar taught me how to use them in very creative ways.
