It’s just a numbers game, and MF deals are a lot harder to “buy right” then SFRs because there’s a lot less turnover and people almost always want more then they’re worth.  Just keep marketing, consider expanding your area, and network network network!

1. People advertise MF & sometimes even SFR that way all the time, but those deals rarely sale at asking price unless it's to an inexperienced investor.
2. These can be beneficial if you improve the properties, increase rents, and add in strong appreciation market.  Set on them for 5-10 years, then make all your real money on the exit. 
3. Yes, my offer on this would be $1,250,000 and I may consider going to $1.5M after fully evaluating.  But there are people, funds, syndications out there who would pay closer to $2M based on the longterm projections. Again, they’ll take minimal cashflow if any, in effort to make a huge return on the exit.

4. A good local broker can get you a lot of needed information.

Have you considered a Virtual Assistant?  There’s companies online where you can hire them, or check on Fiver for a freelancer

Go to another bank, or credit union.  This should not be an issue, but many bankers do not deal with Trusts enough to understand the ins and outs, especially if you were dealing with a newer loan officer.

Find someone in your local market and offer to do anything they need help with in exchange for the experience and mentoring. There's probably local REIA Group and other Real Estate Investor meetups that you can attend to network and meet the right people.

Inbound Marketing generates the best deals direct to sellers. 90% of my deals come from Inbound Marketing & referrals, only about 10% comes from Bank REO's and Auctions.

With most plans you don't have to leave your job or retire to rollover to a Self Directed IRA and start taking advantage of the benefits.

Reach out if you need help locating deals in North & West Tulsa. We get more deals then we can keep there all the time because we mainly buy South & East ourselves.  So, when we have excess, we wholesale some, flip some, and sell some turnkey to out-of-state buyers who prefer to pay a little more to have no up-front repairs, and a turnkey unit already occupied with property managers in place.
