My company is currently Growing and we are looking to borrow funding to facilitate our deals. We have really good Profits, multiple exits, Low LTV's and emergency financing backing the loans. We would like to work with people who want a truly passive position are looking for potential future Growth. We are currently entertaining all amounts and can get your funding in play today!

When Considering Deals for Rehab potential it seems that Selling on an Owner Finance Contract would create substantially more profit, be less time consuming and involve more exits- pretty much better all the way around, so what am I missing?

Does anyone know Lenders who have programs for short term(2yr) financing these types of deals?

I have a solid deal under contract that I am looking for a silent equity partner. Its a small rehab (5K), should be back on market with in 2 weeks post closing. Solid Comps, and I have everything else lined up! 60K buy in- do you know anyone that might be interested?

What the difference in owning a note and owning the property?

I have a property under contract that I would like sell and an owner finance buyer ready for contract, I see people purchasing notes daily and wondered if this is the same thing as selling the property with an attached buyer- should I call it a Note Purchase?

Greg- sorry your having trouble, its a bit complex.

I enacted a previous contract on this property, in which I provided the attachments you mentioned along with EM dated ruffly 30 days prior. The new contract was reissued and only changed in minor terms such as date, nothing to substantial. 

Wayne- im not wanting to hide anything, but yes I would have signed it myself if it had been presented to me.

Andy- I didnt give anyone the authority to enact the contract, but would have been ok with it as its a revised copy of one I previously had signed. What's your thoughts on a Retroactive POA, as suggested elsewhere, and if you think its a favorable option -would this be a document that needs to be filed or can I just declare it if it comes up?

We've had a Hud Contract enacted by someone outside of my company (im guessing my agent) without my knowledge. I would have signed the contract myself and I want the deal, but I think it would be best to notify all parties & rewrite the agreement, thus jeopardizing the deal and the realtors license. What would you do?
