Did you try 1) making sure the vent/fan is free of dust? 2) If its running frost, it can leave a cold freezer/warn fridge. Do #1 and then unplug for a few hours and re-plug in. Can fix it many times. I agree with Edward, if they are good tenants, I would run out and buy a new one for 500$ from lowes/HD/Sears. My tenants are my best source of referrals. I teat them well and they treat me well (most of the time)

If you decide to rent and try to place that existing property into an LLC you may run afoul of your mortgage terms and they can call the loan. I would start by reading the mortgage you signed. That will tell you what you can legally do without violating the loan terms. That is not to say people do not do it, just be aware of the risks.
