Dylan Grieve my advice to you would be get out there and join your local Real Estate investing club to learn and get hands on training in the different methods of real estate investing. Don't let the fear of student loans stop you from getting in the game and possibly doing your first deal. Investing can give you a way of you paying off your loans. I'm not saying put off your obligations completely but you can definitely get started. Keep us posted on your progress!! Good lucj

Hello BP family I've been working on deals and learning as I go for about 8 months now and have definitely had my ups and downs, which is expected especially for someone who's getting started. I've ran into my fair share of bad business people who have killed my deals and have caused me to start from scratch. I lack credit and capital to do a lot on my own and would like a successful mentor who'd I could shadow and receive advice from. If anybody can point me in the right direction it would be greatly appreciated.

Hello everyone, I'm definitely in need of a bit of advice. I have this great duplex in Manchester, CT that's a total distressed property inside and out, along with the sellers being really motivated to sell. I had an end buyer lined up for it and just a few days before it was time to close he backed out and diss appeared on me. So now I'm currently stuck and trying to market for a new end buyer but am having trouble finding them. I've posted the property on craigslist and have had no luck. I know a lot of inexperienced wholesalers come to investors all the time with bad deals but this duplex I have is really a great investment, I'd rehab it and flip it or lease it myself if I had the capital or credit to do so but right now that's not the case. For the selling price I was able to negotiate and the Comps I've received from a couple of my realtors this is a can't miss opportunity. I just need help getting that out there to someone who could benefit from investing in this property. Please anybody with success in wholesaling all of your creative ideas, advice or constructive criticism are welcome. Thank you

As stated before have real estate agent run sold comps of this particular property of at least 3 to 5 properties that have sold in the last 30 to 90 days anything beyond that would be useless because the market probably was different. This way you have a more clear idea of how much the ARV will be instead of the wide spread number you had of 85k-120k. Also have a contractor come with you to the property to give you a ball park estimate of how much the rehab would cost. That way now you now have sales price with about how much the rehab will be and finally the ARV. Once you have those figures that will tell you if that property is a good deal or not.

Hello all, my name is Darrell Jones as new as I am to this wonderful site I'm also new to the world of real estate investing. I'm currently working on wholesaling properties in my county where I can find good deals but the one thing I'm stuck on is finding an investor friendly title company. Is there anyone from my state (CONNECTICUT) who has any suggestions for whom I should talk to or where to go?
