I recently started a flip in downtown LA area. My contractor gave me a bid before and we both agreed on it. I told him we are on a tight budget. After we started, he keeps increasing the bid and wants to back out because he is not making a lot profits. I'm contacting another contractor but he doesn't sound very reliable. How do you deal with this problem.

Looking for private money around $130,000 as 2nd trust deed. We have a deal on the contract. It is a single family house in El Sereno(near downtown LA). Purchase price is $450,000, ARV is $680,000, rehab cost is $120,000. Please PM me if interested.

Hi there, we are investors from Orange County, California. We tried to purchase a property in Austin, TX. We need proof of fund to submit the offer and close the deal. Can you refer any local hard money lenders to us or any California lender who is willing to fund out of state deals. Please private message me.

Thanks all for your input. The private lender doesn't work out. They are willing to fund through escrow, however, they want us to wire loan fee to them directly without escrow involved. We didn't do that.

Thank you all for your response. We are closing escrow this week. My partner is looking for backup funding now. The lender didn't ask for fees yet. All fees will be handled in escrow. Will keep you posted.

Hi investors. I'm looking for a hard money/private money lender who charges less interest rate(under 10%). Can any of you refer your best funding sources. Please explain interest rate, points and the terms they offered or required. Please ONLY references with whom you or someone you know have personal successful experience. Does anyone hear of this lender or have you worked with them before. They claimed to fund 100% of purchase price anytime. We are going to close this week and I checked with my partner, she didn't get any trust deed or note from them. Are they legit? They didn't ask for the fees so far though.

Contact Capital Direct Funding. www.capitaldf.com. They do hard money loan to owner occupied properties. I haven't worked with them before. Got a referral from an experienced investor. The company is in LA, California. Not idea if they loan money to properties in NY.

I recently came across some private lenders claim they can do 100% financing of the purchase price. They only charge 4-5% interest rate and no points. The loan terms are from 3 months to 30 years(interest only). It sounds too good to be true. 

My partner is working on details with them. Everything seems good so far but I don't know whether the lender can perform. Those are lenders' name: Broadband Finance Limited and Delmar Financial Company. Anyone who has been working with those lenders before? Please kindly give your feedbacks. Thank you.
