Close date is/was scheduled for Wednesday, August 14th.

Seller finance isn't an option in this deal.

Have a contract on a house in Clarksville, TN. Co-signer suddenly backed out due to family issues. The underwriter tells me $14k is needed to close the deal without a co-signer. This is my first deal, so I don't know all the possibilities that might be available to salvage this closing.

Any ideas from you who are more seasoned? I see incredibly creative suggestions on BP forums, so am asking if y'all can help me think this through to close this deal.

There has been a surge of co-working spaces in Nashville in the last five years (https://styleblueprint.com/nashville/everyday/creative-coworking-space/). Whether there is room in the market for another co-working space, I don't know.

I'm interested in the co-working space, and this is a very interesting concept. It seems ideal for a lunch or coffee meeting space, but also a work-alone or big group meeting location.

I'm not an expert, especially with the LLC question, but I wonder if these options would be viable:

1) Take out a HELOC for the repairs?

2) Would your brother consider a house-hack situation, where he lives on the property and rents bedrooms, instead of the whole house?

3) Would HOA allow the property to be a short-term rental? And again, your brother could live on the property as a manager.

But I will use those words again, and I am amazed.

Thank you for putting heart and soul into changing a neighborhood culture, for taking back the good, and for risking everything so your new neighbors can have a great something.
