If you have your system in excel set up and it's works.  Why go to the extra expense at this point?

Real Estate has so many arms and legs.  You have to find what is right for you. Only listen to people who have proven themselves.  That does not mean big guru's.  Find a mentor who can help guide you who isn't a fortune.  It took me a while to find where my heart is.  It's in land.

Take your time, because it is not a quick-fix business.

If you are doing this for exercise great.  He is a tire kicker, or he would have provided you with the necessary information.  If you haven't seen inside you can't say how much repair is needed.

McFarlanId is a nice place, close to Madison.  I'm wondering why you would not counter to them at 100K.  

You don't need a realtor. List it on Craiglist at the true value FSBO. Never give away your hard earned profits.

I would only do the $550 a month with a hefty security deposit.  I really like the semester pricing better, but also with a good security deposit.  

If you like the town and want to live here then that is a good motivation, but you won't be able to get out in a year or two with a good profit.  

Airbnb because it's a university town you should do okay.  Don't look at the hotels as you competitors, they really are not.  I live in a small town in the foothills of the Sierras and I had my place on Airbnb for a couple of years, I had a lot inquiries, but people always ask for the price to be less.   When I lowered it they still didn't make a reservation.  My advice.  You have a captive market.  Make a terrific write up and market it big time at the college.  Make sure to take a deposit that is not refundable should they cancel at the last minute.   I have stayed at a lot of Airbnb's both in the USA,  Spain, France and Scotland.  I love this way to travel, I have made long term friends from it.

I believe Randy Johnson hits it on the head, your grandmother is strong willed, but also needs a bit of help. She holding onto everything for fear of loss.  Definitely, a property manager would help this situation.    Best of luck

I'd buy it and price is right so you can flip it quickly.  Try the neighbours first, perhaps even two families would split the price.  All the best
