 Why do you assume that the cash flow positive property isn't appreciating as well?

The continued downward trend of Cleveland's population would give me pause before investing there. The proformas look great today but curious what they look like in 5 yrs when you want to sell.

Better market based off of what? A declining population in Cleveland probably doesn't make it a better market than Columbus. However, curious on why you think it's better.

It seems that most cities I look at only have 2-4 units in warzones. Ive looked at Vegas, Indy, St Louis, and a few other areas in the Midwest. 

Any suggestions?

Just from what I've seen, I didn't see any great deals on roofstock. The great deals will be gone before the listing agent feels the need to put the property on the site. It's just a generalization but I think you can find way better deals by dealing  directly with a realtor that knows the area and has a good network set up.

I was looking to pick up "The Book on Rental Property Investing" by Brandon.  Link The digital copy is $19.99  and the paperback is $24.99

I then looked at Amazon, and guess what? The digital copy was $9.99 and the paperback copy is about $18. Amazon

Am I seeing this right? Why would a non pro (or non BP) member be able to pick this up less than a Pro member?
