I was told that the ozone generator would seep down into the carpet to remove the smell as well. It appears that result vary.

I have a client that has a cozy home that they would love to sell the problem is the smell. The couple smoked for 30 years and have tried everything such as kilz, repainting, cleaning the air ducts, charcoal, cleaning carpet, vinger...etc you name it. I have heard about an ozone generator and I'm wondering if it works. Is there anyone with experience in using this apparatus and does it work.

I was happening to reflect today and was thinking about all of the reasons why people are interested in real estate. Some love the sport, some are interested in creating a nest egg for their family and others want to build wealth that can last for generations.
Who do you aspire to be like are there industry leaders that you are following is there a guru that you want to be like or do you have a mentor that has given you a blueprint. I say all of this to say when we think about it who is the wealthiest person you know. Who in your spear of influence can you go out to dinner with this week that is wealthy, who is in your phone that you feel comfortable to call later than 7 pm that has all the things you aspire to gain.
I was always told birds of the feather flock together and that you can either walk on the ground with the turkeys or soar in the sky with the eagles. Well if you are either on top, bottom or somewhere in between think about how you can increase your spear with people who motivate you. If you are an eagle how many people can you encourage to soar with you.
This may very well sound like rambling but I challenge all to increase your wealth with the quality of time you spend with those that would like to see you succeed and those that honestly want to elevate themselves to a plain that you are on or striving to be on.

Hello BP,
I like to deem myself a numbers guy so to me the very first thing to learn about a potential deal is the numbers the profit vs expenses and all the in between. With that being said I have 2 lots zoned commercial with ideas that can potential yield a desired ROI. I am recently just stepping my toe into commercial properties and would like to find out if anyone has been through the process of securing a bid on commercial construction. I have dealt with GC's before on residential and I am familiar with that process but is commercial really different.
Is this as simple as bringing a few GC's for commercial construction and showing them your plans and gaining a quote, or are there other hoops and obstacles. I'm sure there are several levels of construction projects but I was curious to any resources or feed back that anyone can share about their experiences.

The thing about Killeen is when the military make cuts or troops get deployed it is like a ghost town, which may make prices cheaper. It is a good price point for rentals and I have been doing my home work there and I have my eye on a few neighborhoods that should yield good returns.
