Hey Christopher, I'll throw my 2-cents in - if you have a deal, you you can wholesale that all day long. Investors might have target areas, profit minimums, or $ limitations so certain deals will attract certain investors. I'm not sure exactly what complaints you're referring to, but to me if the numbers don't work (or aren't realistic), it's not a deal. For example, I see wholesale "deals" with numbers like - ARV is $100k, and it needs $10k in work, and the wholesaler is selling it for $80k - there is no profit in it, it's not a deal. By time I pay holding, closing, and commissions (all about 10%), I'm lucky to breakeven. I need enough profit to make it worth my time and to cover any "whoopsy daisies"... Some investors can do that deal and make the sales commission if they are agents I suppose, but it's not a deal. Now, wholesale that same deal at $60-70k, and now you've got a deal and investors are gonna love you. If you can buy right, leave enough for the investor to be very happy, then you will have no problem wholesaling deals.

Hey Jeff, are you limiting to just those two markets? I'm in Fort Collins - it is a great market for selling right now, so if you flip, you should sell at a great price quickly, but it's harder to find motivated sellers because people can sell fast and easy. And, there is a lot of competition on deals. It can be done and is being done, but there are challenges. So might be worth considering other markets in addition to those two. 

But, as @Ned Carey said, you can find the lower income areas even in resort towns. Finding those areas and the opportunities in those areas could help you achieve what you are looking to do.

Anyone have a good insurance company referral for multi-families? Running into some issues with our current companies being very expensive. Maybe that's just how it is, but wanted to put it out there and see if there is a better option. Operating in CO. Thanks!

Lori, I know of a few companies that sell turn-key properties in markets - they flip them, rent them and then manage them. I personally haven't used any of them yet, but would be something to consider (I know a few people who have done it and don't know of any bad experiences). I'm in no way affiliated with any of them, but if you're interested, I can pass them along. I know one that does operate in KS.
