im plainibg on replacing my old carpets in 3 bedroom, hallway and stairs with new hardwood floor. New privacy privacy fence and new stainless steel appliances in the kitchen. I am wondering how it will reflect in my house value and will I get a tax deduction

The house cost less than the loan amount I am approved.  where do the money left over go? can I use the rest of that money to fix up the house? Will the bank take the left over money?

First of, I would like to say Happy NEW YEAR to all.

I'm a FHB. if I buy a house for $180k and I spend $55k to fix it does that mean I overpay for the house? (the house in that neighborhood are selling for $220k move in ready). by spending that much to fix up the kitchen, add a master bathroom and a laundry room will that increase the value of the home, and how much of that $55k can I deduct on my taxes.

I got the pre-approval letter for my credit union last week, for 200k which is more than what I need to buy the house my realtor suggest that go with a private lender instead of a credit union. He said that the private lender will give me a better rate than a credit union. Any advice what are the cons and pros from both

Bensalem, Doylestown, and part of feasterville. I know I can find something in Levittown and Bristol but I don't really like the neighborhood. 

any idea any best place to buy a primary residence in bucks county with a $300k budjet.
