what is land and property assessment?

what is land and improvement assessment real estate?

I just got an MLS list of a couple properties from my realtor, but there are a couple of things that I don't understand, for example, LAND ASSESSMENT AND PROPERTY ASSESSMENT. the price for one of the house is 289,000 and that's the part I don't understand........

please help. thank you.

 I live in bucks county PA, and I current rent . I'm full time employed, and I don't own any property, so I'm just starting out. i want to house hacking for 2 to 3 years just to get my feet wet. is there any agent in PA bucks county, berks county, montgomery county.... that can help me find a duplex with little tlc?
