Welcome to BiggerPockets, I am happy to see another investor in our neck of the woods. I am contractor / investor myself in Tracy and I have two projects in your neck of the woods.  Let me confirm your pain, lol.  It is very very hard to get good subs or contractors up there, and when you do, they are high.  Unfortunately,  I do not have the capacity to help you as we have eight projects going right now, but will be happy to chat.  I drive up to Valley Springs weekly, PM me if you want.   

My advise would be to get your RE license, I have decided to get mine this year too. I am a contractor doing flips full time and for me its about access to information on the MLS and being able to do deals myself when I need too. I believe the more knowledge I have the better off I am going to be. I have set up two entities for protection and buy and flip under those entities. I will leave you with this William, set your goal first and really decide what you want to do and then go seek as much knowledge about it as you need, be it in a form of license or forums and YouTube. I have commercial property in Tracy and it is doing well.  I am purchasing more commercial and doing flips on residential in Tracy. What type of commercial are you looking for,  retail, light industrial, warehouse?

Hi All,

My name is Reza I just joined to learn more about flipping. I am particularly interested in the analysis tools and funding sources.  My partners and I own a small construction company and we want to transition from regular construction activities to using our crews and subs to work on our own flips. I would love to meet local members and learn as much as possible.  We have built single family homes from ground up and sold them and we hold a commercial property that we built ground up.   Let me know if you have tips and or comments.
