And oh yeh, I forgot, who do I talk to about purchasing a home for a $1.00 if that is real and this is not from any GURU, this is at the HUDStore.com

Ok, I have been listening to a couple of GURU's talk about buying HUD Homes. I am doing my homework lol. One of them was talking about the HUDStore so of course I am going to check it, even got a spreadsheet from them (HUD). I am listening to Sean Terry right now talk about it as well (Hello Sean lol). Of course I am there now (HUD Store) and while Sean is talking I am browsing the site. Can someone explain to me about buying a HUD Home for a $1.00, I saw that at the site but I can not find any explaination for it except that if a home is listed on the site for a certain amount of time HUD will sell if for a $1.00, thats about all I can find, of course I am sure its a home that is either to small or is in need of some serious TLC, but can someone care to eloborate please?

@Account Closed I have downloaded quite a few, ok ok I am lying, quite a lot of podcasts that strike my fancy, not just from Flip2Freedom but from here as well as other sites, like REIClub and a few others as well. There was one Podcast that was 2 hours long, basically it was a sales pitch but hey I got a lot of info just from the podcast alone for HUD Forclosures when a light bulb went off (I think my wifes overhead light blew out lol)over my head and I said Aha, checked out the info and figured out the rest without paying the $550 fee that he was requesting for his stuff, I just wish I had his spreadsheet for Excel lol...I am not that good at Excel lmao or I would've figured out that part on my own as well lmao....

@Jim M. I just found his audio of the webinar. I checked out the site for HUD here where I live at and found quite a few HUD homes that are pretty decent condition granted I have found others that are in poor condition as well, which as an investor that does fix and flips don't phase me to much, I expect fix and flips in any of my prospective purchases or wholesales and sorry about jumping on the forum this late :) I was doing a search on John Cochran to see what I can find out about him or if he has a site :) I am expecting to do this either as a Fix and Flip type business (still learning) or as a wholesale type business with the expectation of upgrading myself to a fix and flip.

@Ronnie Edge I am trying to work on a Duplex right now, the owner is basically a friend of mine somewhat lol, but he just offered me a converted two story house, converted to a duplex, recently appraised at $150,000 in the condition that its in. He never got back with me but that's not because he isn't interested, sometimes like me he forgets lol but I will see him again, I work for 7-Eleven and he comes in on my shift to get a Slurppie lol when he happens to be in the area. I am going to see if I can't get it under contract as a owner financing type deal, and owner carry the note for a certain amount of time subject to getting financing at a later date, haven't decided how I want to do the contract yet, but it should be interesting because from the way it sounds like I may have to do some work on the property. :)

@Ronnie Edge Don't forget, sometimes you have to get off the roller coaster to get something done lol

Speaking of Marketing Techniques is there a site where I can get precanned scripts to talk to prospects (buyers and sellers). Long time ago I learned to cook and of course when you learn to cook you use recipies. I didn't like the taste to much, its always missing something so I learned to add certain spices and herbs to make a meal taste better, Chef Ramsey would love me in "Hell's Kitchen" lol in fact seeing I am self taught I actually worked as a Sous Chef in a German Resturant in Texas and everyone loved my cooking, today even my wife loves my cooking (as long as I stay away from Italian Dishes, she is Italian and that is her baliwack lol). As I said above, I have made money for other businesses, but I was following their scripts and of course like cooking I added in my own spices to make it successful, but for myself I can not for the life of me write my own scripts, falls under the catagory of Marketing and I am lousy at that, so if there is a place that has prewritten scripts (free of course lol) I am interested in knowing about it.

@Ronnie Edge Howdy and if you weren't already welcomed, welcome to BP. I am a newbie here as well and I have found lots of interesting stuff here, and as I said its all for free (my favorite price tag lol). If you haven't already done so I highly recommend the Podcasts here, There is truely amazing material there, I have download quite a bit of podcasts from here as well as other sites similar to this one, and again its all free, woo hoo. I was just telling another member in PM about another newbie (he isn't part of this wonderful group) and how he had paid a bit over $40k on learning material from other sites. I am thinking I might team up with him, it is time for him to make that money back and then some, he works at of all places a tattoo parlour, just down the street where I work at. So far he has one excuse after another why he won't do it lol, its time for someone to light a fire under his butt so to speak lol. I know he wants to do it but he is procrasanating (ok spelling is not my strong suit lol). I need to find out where his strengths are as well as his weaknesses, mine is Marketing. I can close a deal of any kind, I have made over a million dollars for other businesses when I worked for them, but for myself????? I can't make a dime lol and its not because of deals, its my Marketing techniques, which to say is lousy lmao.......

@Account Closed No problems amigo I figured that it was either an #1 An Accident or #2 You were trying to spam Flip2Freedom lol I am already ahead of you amigo, I am just now listening to the new BP Podcast that has just been posted (still listening to it right now) but while I am listening, I am chatting you up as well as downloading some more Podcasts both from BP as well as Flip2Freedom, found a couple of goodies that looked good so am downloading it while my wife is giving me a funny look because she wants a cup of coffee lol, the good thing about listening to a podcast is I can pause it when I need to take a small break, mostly to get another cup of coffee lol....

And here I thought I was the only vampire around seeing its now 1:27am here (which seeing you're in California its the same time, I am assuming you're in California seeing the bar at the top of the message you sent me, Torrence, CA lol).

@Christopher Hunter Never mind, when it rains it pours. Seeing I work some strange hours (Graveyard shift) I take naps either during the day or sometimes at night, wake up at night too lol. I feel like a vampire lmao. I had a PM from another member about a meeting he is sponsering, well I got his invite about the online meeting, as well as 3 REIA Meetings here in Washington, two in Seattle (to far) but the third one is basically here in Lakewood/Tacoma area at the La Quintan Inn and Suites on E. 27th Street, I just need to googlemap that to see exactly where its at because I don't remember a La Quintan Inn downtown Tacoma, but I do know there is one not to far from where I live, but I thought that was Steele Street hmmm oh well I got until June 19 to find it, and even put that in my Google Calender to remind me so I won't forget lmao.....
