Doug Perry I have not connected with a local investor yet, my MFU would be small as the move here and other expenses dismantled my savings, plus I would like to start small on my first property.

Thanks Leonid, I try to make my conservative number 60% to include any fees. I will do an in-depth analysis once I feel the property is profitable.

Trying not to make a plug here but some of the sites I use are:

With the City-Data, make sure to zoom in...you can actually zoom into a street level to find crimes stats etc.

I also use http://www.familywatchdog.us/ for registered sex offenders. One reason I look for this stat is because generally a registered sex offender cannot get a top level job and will have to settle for sub housing, and provides a guesstimate of the area. Plus it can drive families away and lower property value...just my opinion.

Hey everyone, I have been lurking for awhile but decided to post and get more in depth help from the community. I have been learning a lot from formulas to recommended furnishings, the community is awesome and I look forward to learning/contributing more.

As you can tell from my picture I am prior US Air Force, served 4 years and moved to Chicago with my wonderful fiance last year. I am an IT professional for now with ambitions to move into real estate. We are looking to purchase a multi plex and would like to set ourselves up for wealth 15+ years from now.

I have been keeping my eye on the Birmingham market as well. Haven't been to the area but from my research it could be so-so but here is a property I came across that looked like it had potential. Then again I didn't crunch many numbers but check it out.

It is listed as 3bd so I assume rooms are tiny and like i said neighborhood is iffy.

Ya know, since you are in the Atlanta area there are a few real estate flippers in the area. If you wanted to see how the process works cradle to grave the best bet would be to offer a free internship or shadow them. Not sure how how feasible it is and what type of learner you are but this could help immensely.
