@Jon Blackburn I agree. Do you know any local real estate professional who can help in due diligence?

@Rohan D. There are tons of ways to get rental comps. One of the easiest ways is go to zillow or redfin, type in the zip code or specific area and filter results by for rent. This will give you more than enough data.

We are broker in Northern California for 12+ years, happy to help if you need anything else.

@Mark H. Porter - Yap agree. Though I have seen people pull off 7-8% with stable national STNL as well.

@James Storey Sorry I missed your message earlier. I agree Indianapolis is a good place to invest. Glad to connect if you have any listings or pointers.

@Andrew Hogan yes I am looking far and wide including Indiana, Florida and Charlotte.

If you have any specific properties or listing, I am all ears. I have been primarily in residential but looking to move into commercial.

I am in similar situation, any advice on where to find commercial properties that are stable/longer term leases. What CAP can one get? Any TIC syndications worth looking at?

Hi,

I have 1031 with clock beginning to tick in couple weeks. Looking for 1031 friendly investments - commercial or residential. Would love to get thoughts on

1. What are typical CAP / COC rates?

2. States/ cities to invest

3. TIC syndications?

Thanks in advance
