@Tommy C. An awesome resource that my company uses is Air DNA. It gathers information from Airbnb, HomeAway & VRBO public website using proprietary data crawling methods. It essentially crawls the properties available on the Airbnb website (in the same market area) and tracks the performance of listings around the globe each day.
When vetting an STR deal, we use this, the borrower's liquidity, and experience. When all things align, we get the approval to use the numbers provided by Air DNA. Market Rent no longer a consideration.

@Jay Thomas AWESOME advice - above and beyond really. I've done my share of reaching out to agents and brokers alike...some traction but I have a good feeling where I'm going wrong. For example, tentative, not selling myself but relying too much on the loan itself.
Going to keep that topics to discuss list right next to me on my next call!!

What a platform this is!
Does anyone have any advice on generating leads? Namely on the lender side...
I'm an underwriter turned loan originator and I'm already starting to miss the comfort of my computer...I''ve expended family + friends, dabbled on social media...

For my commercial (residential, your opinions are always appreciated as well) mortgage brokers, how do you decide where to bring your lead? Sure, we have a fiduciary responsibility of sorts to get our clients the best possible deal. But, for argument's sake, let's assume rates + leverages are the same...
Are you looking for the quickest route to settlement? Transparency? Minimal stress? What role does the freedom to charge what you think is fair play?
Let's create the perfect, hypothetical lender...
