I know you're asking about Los Angeles, but I'm currently in San Diego, and San Diego is also a high appreciation market, and difficult to find cash flow. Most investors in So Cal are finding cash flowing properties off market, and doing a BRRRR.

Hello Frank,

What's holding me back from getting started is financing deals. I have good credit, cash reserves, but I'm unemployed right now, so traditional financing is not in the cards for me. Thank you for asking.

No, I'm a newbie still trying to learn the ropes, and looking for a market to set my mind to. Prices in Hawaii are very similar to those here in San Diego, but I bet Hawaii would make for a great place to invest in vacation property. I love Hawaii, great place to surf.
