Post: Water Submetering for duplex property

Hi everyone, any suggestions on what a good option for water submetering could be? I got a duplex property that only has one water meter, and I would like to set up a system were each tenant gets his own water bill. I was looking at the True Submeter website and it looks like a good option, the downside I see is that you need to buy them a router to transmit the information to their office, sometimes routers could be a pain if they don't property transmit the information. Anyone with experience about this topic?

Good afternoon everyone, I am an Airbnb host in NYC and I am looking to get in touch with a lawyer that works with short term rentals. If you know of anyone please refer it to me.
My situation is that even though I have my STR certificate the OSE officers keep knocking on my door, the 1st time I was home and I talked to them, and because I had guests they didn't insist to get in. After that, they have returned 2 more times and I assume they are going to do their best to be allowed to get in the property. So many people have reported that after letting the inspector in they have received summons for no sense reasons, what makes me afraid to let them in. Is it a violation to refuse to let the OSE officers in to my property ? This is why I would like some legal advise about my rights.
Thank you.

Good evening everyone, I am evaluating the possibility of buying a multifamily property in Scranton, at this moment it has 2 apartments that only need cosmetic repairs and it has a big 2nd floor unit that needs a full repair. That 2nd floor unit I would like to divided into 2 apartments. The property has 2 electric meters and one water meter. I called the zoning department and they are telling me this is a Mixed use building (N zone). My question is, does anyone know if it is possible that I can convert the building into a 4 units apartment with that Mixed Use zoning or do I have to request a change of zoning? I would like to qualify for a BRRRR after everything is finish.
Thank in advance for the information.

Quote from @Jonathan Greene:
Use an app like DealMachine or Propstream. Build a list on ListSource. Write handwritten, honest letters. Focus on absentee owners and start with the ones who live the farthest away and only own one property in the area since they have the least use for the property.
You can also drive for dollars, looking for anomalies of disrepair and then look them up in the tax records and use a site like Spokeo to do cheap skip tracing.
Thank you very much for the information.

Hi everyone, a couple of years ago I bought my house and around a year ago I decided to make some extra income and rent a room through airbnb. I submitted all the information and got the city permit. In the last few month we had 2 visits of officers from the Special Enforcement office, the first time I spoke with them they said they were just trying to see the airbnb listing to make sure it was in compliance with their requirements, I had guests in the room and I didn't let them in. On the 2nd visit I was not at the property but I saw them through the camera. Is it legal for these officers to try to get inside my property? I have heard so many stories about this people accessing properties and starting to place so many no sense violations.
Hi, any recommendation on a good real estate attorney in the Scranton, PA area? I am Looking to proceed with a tenant eviction.
