I had to jump on to this thread. I am looking for a good property management company in JAX as well. I am either looking at the historic district, Orange Park, or Mandarin. Still in the initial stages of my search.

What do you guys think about this company? I am new to investing and am looking for really good deals. What is your opinion on this turn key option? Do you feel that it is a good way to go? Does anyone have experience with this company, do you recommend them, was a good experience or terrible?

Hi Guys, 

I have been researching this company a lot and heard about Terry Kerr on The Real Estate Guys podcast. I have corresponded with the company a lot and have read up on the site. I am still not sure if it is a good investment. I am a very new investor and like the idea of some cash flow, while I am building equity with very little work or management on my end of things. This is their site: http://midsouthhomebuyers.com/

My research shows that Memphis is a huge rental market and that the home prices really do not appreciate very much. The type of house that I would be looking at is a 3/1 or 3/2 priced around $70k and that will rent for about $725 - $750 a month. This company completely guts the bathroom(s) and kitchen and places a new roof, new HVAC, new carpets, etc... 

Do you recommend this company? Do you think this is a good investment or is Memphis a market that is becoming saturated with OOS investors? Please let me know your thoughts, I am not thinking of making this move until June and you feedback is really appreciated.

Hi all,

I am looking for some ideas about setting up a living trust for my wife and I. I live in California, but will be investing in properties that are mostly out of state. I want to make sure that I am protected. I do not have two many assets, but would like to prepare for the future. Please let me know if there is someone good and affordable that you recommend I contact.

Hi! I am starting with my first small investment property which I am closing on soon. There is already a tenant in place, and the property is out of state. Would I need a homeowner's insurance and a landlord policy? Also, is there a company that sell umbrella insurance policies nationally and not be state where your primary home is?
