Thanks for the responses.

I actually own the washing machine.

My insurance has covered the costs so far, but I'm waiting for the repair estimates to get approved. The current issue I have is that the tenants are seeking damages because if the construction or demo that is occurring.

Hi,

Need some advice for our condo in Los Angeles. Apparently the washing machine in my rental some how flooded the floor and it leaked into the unit below. The tenants claimed they have no idea what happened. I’m still waiting for a laundry machine repair guy to call me back so I can send him over. I already had a water damage repair company sent to my unit and the unit below.

Q1: I found out my insurance company never switched my plan from a homeowners insurance to a landlord insurance, but I filed a claim anyway. Does this matter?

Q2: Is this the renter’s fault? I’m waiting to hear back if they ever got renters insurance. If they did, do I file a claim with their insurance company?

Q3: Can I take this out of their deposit?

Q4: Any other advice?

Thanks in advance! I feel lost and need any help I can get, thanks.

Thanks for the advice everyone!  I’m double checking the agreement we used to see if we can do a sublease, otherwise we’ll just do another agreement.

Like what some of you have mentioned, I asked her to let the tenants decide on the best candidate and then I’ll review this candidate after.  I also informed her that I didn’t want any disruption to the rental payments as well.  Hopefully this all works out!

Hi,

I actually started using this forum to help me invest out of state, but found out I need help with my tenants here in LA.

I have a 3/2 condo here in LA (near Pasadena) and currently rent it out to 3 young professionals, right out of college young.  One of them just got a job in south Orange County and is requesting to have someone else take over her portion of the lease with about 7 months until the end of the lease.  She mentioned that she has 6 potential applicants already.

My question is... how do I go about doing this?  All 3 tenants signed the lease and I had all 3 of their parents co-sign as well.  Any help would be great... and thanks in advance!
