Hello, I'm new to real estate investing and Bigger Pockets. I have started my journey of making connections for a OOS SFH in the Oklahoma City area but feel like I'm asking too many or not the right questions. I like to be thorough but I might be turning off potential agents. I don't feel that's right but each is their own. Maybe because I don't pull the trigger fast enough. I try to avoid as many mistakes as possible. So I'm posting this to hopefully make connections a different way.

Thank you David for the advice. I'm very new at this so still not sure of all you said but will figure it out. My primary residence is 100% owned (no mortgage). Value is around 750-800k. Credit score of around 810. Looking to purchase OOS SFH for around 150k. Target city is Oklahoma City area.

My primary residence is paid for and would like to use part of the equity to start investing in long-term SFH rentals. Would utilizing up to a maximum of 50% of the available equity be too much to take out for investing?
