Great job on your first flips. Earning a profit, and amassing a ton of knowledge and hands on experience (which is invaluable) sounds like a win in my book. How do you go about finding properties? Are you mostly sticking to the MLS?

I'm looking to create a website that I will be using in my investing business. I'm trying to decide on a domain name that will work well in my area, which is Chicago. Of course most of the best ones have already been taken, but that leaves me with the question of do I go for a less optimized domain name, venture outside the realm of .com's and .net's or would venturing outside affect the searches? 

Any thoughts or suggestions would be greatly appreciated.

Welcome Randon, there is actually purchase and sell agreements, as well as, assignment contracts in the BP Fileplace. That should be a great starting place, but definitely have an attorney familiar with the local real estate law look them over.

I would have to agree with investor B and Aaron. Going forward I would have all terms of the deal highlighted an put into agreement that everyone signs. CYOA and avoid all this in the future

Hey Brad,

From a rehabbing standpoint the answer would be no 95% of the time. Only time that I would consider it is if it was at a price that could comfortably get in and not worry about any surprises in the rehab.

Great job Crystal 12% is an amazing turnout. One suggestion as far as handling the initial calls is write out a script, responses to a couple of common questions, and either pay a couple of friends or pledge a small piece of the profit to anything that leads to a deal. That way you and weed out the leads that are  actually interested from the tire kickers, and make all of the follow up calls yourself. But I'm very curious as to the verbiage of your mailers.
