The most important part is accurate comps and repair costs. I use a tool called Dealcheck that does all the calculations for me. I think they have a free trial.

Most of our clients are in the Md/De area. Very competitive rates. Check us out: Builders Trust Capital. We only lend to an LLC.

I used Builders Trust Capital to cash out with all my rental properties in the past, I had such a good relationship with them I now actually work for them in addition to growing my portfolio. Great rates

The first one was tough, I was a flipper in Central Jersey I didn't have the experience to secure funding so I did a JV with a fellow investor. We did a cash our refi after 12 months, now I have the experience which made it easier to secure funding. Finding the deal at the right price is always difficult but there are deals out there

I am a big believer in scheduling my time. I used to write out my schedule for the week and made sure I had time for RE investing. I made calls on my lunch break in my car, I would do non phone work at night and spent a few hours on the weekend. I didn't get much sleep but I wanted to make this happen. Now I get plenty of sleep and do this full time. I still flip in Central Jersey but I now work for a private lender for fix and flip loans and buy and holds (which I am transitioning into away from the flips)

I started 5 years ago at 48, hustled my butt off, worked hard and now this is my full time job (I also lender as well). It can be done, it's all about drive!
