Hey BP Community! My name is Richard Miller and I am a Washington native born and raised. I recently just rented out my first primary residence and into my new house and I have the itch to continue to learn and acquire another property. I am looking to get input from others on any other meetups that are available outside of the BP events and Facebook in the surrounding Tacoma/Seattle area. Outside of those, if anyone (newbie or experienced) is interested in meeting in the south sound for coffee to talk real estate investing, I would love to get a little group together! If you don't live in the area, I would even be down for creating a small group to meetup on zoom or another online platform if anyone has interest in that also. A little more about me, I am really interested in learning more about creative financing opportunities like seller finance and how I can leverage that over the next year until i can replenish money from my recent home purchase. Looking forward to hearing from everyone!

 Off market. Got the lead from calling local landlords.


 Hey Nathan, curious if calling landlords is your main strategy for getting off market seller finance/sub 2 deals? If so, what does your success rate look like?

Thanks for all your insight. 50% sounds like a lot of commission to give up at least initially, but if I means that you have a broker that is willing to take more time to train you, I can see the value in that. I would be interested in connecting more with you. Would you mind if I setup time to chat with you on the phone to learn more about your first year as a real estate agent?

Hello Naomi,

I appreciate you recommendation! I will be sure to check into Rockwell’s program. As of right now, I do not know what RE office I will hang my license with. This is something that I planned to look more into once I started my training. Do you recommend that I find a company to hang my license prior to starting the RE course?

Thank you for your insight. From what I have found online, most online real estate programs seem to be running around the $300 mark. How many different brokerages did you interview with before you found one you wanted to work under? What were some of the factors that led you to deciding to work for the one that you chose? I am located in Washington state.

I am looking into becoming a part time real estate agent comparing all of the costs etc. What training courses/online platforms did you use and or would you recommend that I use to get trained? Are their any courses you would not recommend? Currently I am located in Washington State.

Hello,

My name is Richard Miller and I am looking into the option of obtaining a real estate license for some part-time work. Currently I work as an analyst for a large company, with a decent salary, but I want to explore other opportunities to earn a additional income while I am young and have a flexible. An additional reason that I would also like to get my license for is assist in purchasing my own rental properties. I am curious if many people in this group have started out by going part time with real estate, while working a full time job and how that experience has gone for them. I realize that another benefit of doing this in allowing me to network within the real estate community thus furthering my knowledge of real estate. 

A few questions to help the conversation:

1. How many hours/week did/do you work?

2. How many transactions did/do you have each month?

3. What was the typical transaction split between you and your broker?

4. Did you find and use a mentor to help you in the beginning stages of becoming a real estate agent?

5. What other additional tips/advice do you have?
