Hi Everyone!

Just wondering, what software programs you have found best for tracking rental, and also wholesaling? I one i have inst too good, when doing a few different cities keeping track of agents, buyers, sellers, banks, attorneys, email sent, etc... business is good and tracking is getting a little overwhelming.

Was debating with some friends of mine and wanted an outside opinion, What's better...Natural Appreciation in a great neighborhood vs. Forced Appreciation in a middle class/ average neighborhood?

@Daniel McNulty "Buy Bitcoin" LOL, I totally understand, I almost got on the Bitcoin train; however, kind of old fashion on investment. If I don't understand it or cant hold it, NO THANKS, and Bitcoin is both. 

@John Warren Paying off college debt has its pros and cons; however, investing in real estate in 2010 would of had more upside.

I consider myself very financially savvy and I have been my whole life; however, I've heard some of the crazy things to do with money, so just out of curiosity, what's the worst financial advice you've gotten or heard?

Looking for some good books to read business, real estate, or financial literacy etc. I read a lot so something out of the ordinary. Any recommendations. Thanks
