He back out after he saw the ALTA and was making less on the deal. Didn’t pay his last two months of mortgage payments. His team is advising him to sell.

I am buying an investment property and literally found out the night before signing the closing docs that the seller wants to back out of the deal. Any suggestions on how to move forward?
