What if inflation turns out not be transitory after all but the rate of increase merely slows? Or, what if you get your wish of lower materials prices caused by higher interest rates? Point is the future holds multiple unknown variables.

Hi All -- I am interested in finding a collection agency to chase down bad debts from tenants that have either left or been evicted from their apartment.  Units are in Western North Carolina if that matters. I would greatly appreciate any referrals to a highly effective agency. Thank you in advance for your assistance.

I look at expenses in 4 buckets: 1) Utilities, 2) Administration, 3) Taxes & Insurance and 4) Maintenance. The first three (3) are very definable. The last one is where all the wiggle room is. Breaking it down in this manner may help you triangulate on a tighter estimate of overall expenses a bit more.

That said, 10% for Management on a rent roll of that size strikes me as quite high.

I'm not a Johnson City local but from the data I've seen rent growth is non existent over the last few years.  I realize there will be exceptions but in general does that in fact seem to be the case?  Can you experts in the area comment on that? Thanks.
