@Joe Splitrock I tried to but got tagged as self promotion. I do a lot of BPO for banks so I am familiar with "AS IS" values and ARV's . We do a lot of HUD and Freddie Mac in the office as well as others.

The property is under "Show Under Deposit" Did you make an offer on it? The flood zone is X500 which means flood insurance is optional. I know this area could be tricky with flood insurance with all the different streams, ponds and lakes. I myself have had to fight FEMA twice and know the difficulty and frustration of the Flood insurance requirement.
